Spring is always a busy time for home buyers and sellers.

It happens every year… except it didn’t this year.

This spring, instead of waking from its winter slumber, the real estate market stayed under the covers while we tried to understand the unfolding crisis.

Since then, a flood of pent-up demand has poured into the market, driving closing prices higher than ever.

If things keep up, San Diego County home buyers and sellers can expect a very busy and fruitful fall season.

So what can you do to be prepared?

If you’re thinking of buying this fall:

  • Determine your budget, and get preapproved for a loan. This helps you act fast in a fast-moving market.
  • Learn what to expect beforehand. Talk to your agent (we know some great ones) about local market conditions and the buying process.
  • Decide on your deal-breakers and where you can be flexible. Paint and countertops are easily changed. Location and floor plan, not so much.

If you’re thinking of selling this fall:

  • Come up with a plan. Where will you move? Will you rent or buy? Will you invest in high-ROI improvements and staging? It pays to be prepared.
  • Make the most of your time at home by getting your house in selling shape. Declutter and store things away. Boost your curb appeal. Make any necessary repairs.
  • If you plan to buy and sell, then do all of the above!
