Every market report right now is telling the same story about attached homes. They are slower, more expensive to own, and underperforming detached houses. That story is accurate at the county level.
It is not accurate in Encinitas.
Look at the 92024 numbers as of August 3. Detached homes have a median of 42 days on market. Attached homes are at 35. Countywide, over the same week, detached was at 46 days and attached at 56 days. So the county shows attached trailing detached by 10 days, and Encinitas shows attached beating detached by 7.
Encinitas is faster than the county on both counts. But the ordering is also reversed, which is the more interesting part.
The trend is not a one-week fluke
Over the five weeks leading into August, detached days on market in 92024 ran 32, 28, 35, 42, then 42. That is a fairly steady climb. Over the same five weeks, attached ran 32, 35, 35, 28, then 35, essentially flat.
Detached is slowing here. Attached is holding. Whatever is dragging on condos countywide- rising HOA dues, tighter lending, thinner buyer pools- it is being offset in Encinitas by something else. Most likely, it is a combination of limited attached supply near the coast and buyers who want to be in 92024 at a price under $1.2 million, and simply do not have many detached options at that price.
The number that keeps this honest
There is a counterweight, and any seller reading the days-on-market figure needs to see it.
Of the attached homes currently on the market in 92024, 41% have already reduced their price. Among detached homes, it is 36%. So more than four in ten condos on the market got there only after a correction.
That reframes the whole thing. Attached homes in Encinitas are not selling quickly because sellers can name a number and buyers will meet it. They are selling quickly once the price is right. The fast median days on market is measuring the homes that found their number, and a meaningful share of them found it the hard way.
What this means if you are listing
The launch price is one of the strongest marketing tools a seller has access to. A correctly priced Encinitas property, attached or detached, is transacting in about five weeks. An overpriced one joins the 40% that spend the summer chasing the market downward and eventually sell for less than they would have gotten with a sharper start.
That is not a new principle. What has changed is the cost of getting it wrong. In 2021, an aggressive list price got absorbed by a rising market within a few weeks. In 2026, with detached days on market climbing and buyers negotiating from a position of patience, an aggressive list price is a two-month detour and a price reduction that is visible to every buyer looking at your listing history.
